Heiton Mill House is a unique, charming conversion of a former water mill, lodged on the banks of the River Teviot. If you're looking for somewhere that combines the modern convenience and indulgence of a luxury rental apartment or a boutique hotel, with the privacy and self-contained qualities of self-catering country cottages or a farmhouse holiday, then this wonderfully different property is for you.

Tucked away near the historic Borders market town of Kelso, Heiton Mill House has been lovingly and painstakingly transformed into an oasis of calm and tranquility, ideal for holidays where a family or group of friends can escape to the country. More than just a large holiday house, the Mill feels like a home from home.

Sleeping ten (10) people in five (5) clean, spacious and well­appointed bedrooms, the house has wonderful views across and down the river, which is close enough for for you and your guests to spot salmon running up the river. Otters, herons, oystercatchers and numerous river dwellers can often be viewed from the balcony.

The sitting-room is a great place to relax and unwind after a day out shooting, fishing, biking, hiking, horse-riding or just sight-seeing... there's plenty to do in the Borders, and you can't let your holiday go by without exploring at least some of the historic castles, stately homes or nature reserves that this beautiful corner of Scotland is home to.

You may be tempted to stay in the house though, as the trump card for this dream holiday house is that we can offer a fully catered service, your own cook who would provide all meals if required, just suppers or simply leave ready prepared dishes for you..

The following should give you a good idea of what to expect to find at Heiton Mill House, along with the services that are (or aren't) included in our rates.

What forms of payment do you accept?

We can accept all credit card payments, except Amex, over the telephone.

What happens about deposits?

In addition to the 30% booking deposit, we do require a housekeeping deposit of £250. This will be refunded to your credit card on inspection of the property on your day of departure.

Are children permitted at the property?

We are happy to welcome families but due to the proximity of the river parents MUST take responsibility for their safety.
The balcony on the upper level has a high rail around it. At ground level there is a wide wooden bridge over the lade (the old Mill race) without a rail.

Do I have to clean the property before leaving?

No, but we would ask you leave it as you found it - tidy!

Do you provide a cot and a high chair?

These can be provided if needed.

Do you allow dogs in your property?

Dogs are not permitted inside the Mill House, but luxury kennels are provided in the courtyard, with hot and cold shower and heatlamps in the winter.

Is a deposit required?

Yes. 30% of the total is payable at the time of booking, with the remainder to be paid one month before arrival.

What time can we arrive, and by what time do we have to leave?

Guests can arrive after 4pm. Departure is by 10 am.

If there is a cook, can we use the kitchen for early morning tea etc?

The cook will arrive early, but yes, all facilities are there for you to use. You can discuss your menu requirements with her before you arrive.

What else can I expect to be provided at the property?

Smart egyptian cotton linen, down duvets and pillows, towels, robes. All five bedrooms have super king-size beds (which can be split into singles if need be) and ensuite bathrooms with complimentary toiletries. Each bedroom has its own television. The sitting-room contains a selection of books, games and cards, as well as a small selection of DVDs. There is a supply of wood pellet fuel for the wood-burning stove.

Do you allow guests to smoke at the property?

The house is a non-smoking holiday house however, a covered area is available outside the mill and there are means to dispose of cigarette and cigar ends on the balcony.

What provisions does Heiton Mill House make for sporting guests?

We have plenty of storage for waders, shooting coats, golf clubs etc, and a utility room means these do not need to encroach on the rest of the house. Freezer space for any fish caught can be provided.

Can my party make telephone calls?

The house has a dedicated landline number. Mobile coverage is limited. The public phone (with easydial buttons) is in the entrance hall - it is therefore easy to arrange inbound calls. There is also an honesty box, but if your group is intending to use the premises for business purposes, or you envisage heavy phone or internet usage, we can agree a fee in advance.

Can I get online?

There is no computer in the house, but we do have a broadband wireless network hub in the Mill which guests with laptops or other portables can use to connect to the web to check email etc. We ask that guests do not make excessive or inappropriate use of the bandwidth available to them.

Is the property suitable for disabled guests?

There is a bedroom on the ground floor with a wide doorway to enable wheelchair access. However, the house is a converted watermill and the living area can therefore only be reached via external staircases at the front and rear. Once inside, disabled guests would find the House very easy to negotiate, but unfortunately we are unable to provide help with these initial obstacles. Guests willing to help a member of their party into and from the building are very welcome, but must take full responsibility for them.
